This position is ideal for a highly motivated individual with a passion for real estate development. The Development Associate will play a meaningful role supporting the development team at one of the Boston region’s most active real estate firms.

The ideal candidate has direct experience with various facets of real estate development, including, but not limited to, financial modeling and underwriting, project management, site acquisitions, land use permitting and entitlements, design and development, construction management, market research and project financing.

The Development Associate will work collaboratively with team members to support one or more active development projects and will also gain exposure to the firm’s future development pipeline and pursuits. The successful candidate will be expected to learn quickly, contribute meaningfully from day one, and assume increasing levels of responsibility as they grow within the organization.

The ideal candidate is a curious, proactive, and team-oriented professional who has demonstrated strong project management potential and analytical capabilities. They should possess a solid understanding of the key components of successful real estate development transitions. Excellent verbal and written communication skills, strong organizational abilities, and a willingness to take initiative are essential to success in this role.

Position Responsibilities:

  • Prepare and maintain complex development pro forma models to evaluate a variety of opportunities, primarily using Excel.
  • Work with Development Managers to support underwriting, due diligence, and evaluation of existing projects and prospective development opportunities across multiple asset classes and product types.
  • Support the effort to prepare and update project cash flow projections, using Excel, to support development, redevelopment, leasing, refinancing, and/or disposition scenarios.
  • Assist in the preparation of offering memoranda, investor packages and presentations, and financing materials used to secure equity investments and debt financing, including construction and permanent loans.
  • Conduct market research and analysis, including comparable property sales, leasing activity, demographic trends, and other market data relevant to current and prospective projects.
  • Support project management and reporting efforts, including processing monthly draw requests, evaluating consultant and contractor proposals, tracking project budgets, managing consultant contracts, reviewing legal documents, and preparing reports and submissions for public agencies, investors and other stakeholders.
  • Assist in coordinating project teams, including design teams, engineers, contractors, attorneys and other consultants.
  • Support local, state and federal permitting entitlement processes, including preparation of application materials and coordinating with consultants, public officials and key stakeholders.
  • Participate in project due diligence activities, including consultant management, municipal research, document review, and project documentation.
  • Assist in coordinating the design process and managing design consultants under the direction of Development Managers.
  • Coordination with construction oversight and design teams throughout construction, the marketing team on branding and product positioning, and the asset strategy team on transition and turnover to building operations.
  • Contribute to special projects and strategic initiatives that support the firm’s broader development pipeline and investment objectives.

QUALIFICATIONS

Technical Requirements:

  • Bachelor’s degree (B.S./B.A.) required.
  • 1-4 years of experience in real estate development, real estate finance or other related real estate development field.
  • Desire to gain hands-on experience across all phases of the development process, including due diligence, permitting and entitlements, programming, underwriting, design and construction management through active support of project managers and senior development leaders.
  • Strong real estate finance and analytical capabilities, including the ability to create, maintain, and analyze development proformas, with demonstrated underwriting experience.
  • Working knowledge of project budgeting, cost tracking, scheduling and development due diligence process.
  • Broad understanding of real estate product types, development and redevelopment processes, and real estate economic fundamentals.
  • High level of proficiency in Microsoft Excel, Word and PowerPoint required.

  • Strong analytical and quantitative capabilities, with a demonstrated ability to evaluate complex information and support decision-making.
  • Ability to present analyses, recommendations and project updates in a concise organized, and easily digestible manner.
  • Self-starter with the ability to learn quickly, take initiative, and contribute effectively as a member of the team.
  • Strong time management and organizational skills, with the ability to manage multiple priorities, prioritize competing demands, coordinate work efficiently, and meet deadlines in a fast-paced, entrepreneurial environment.
  • Collaborative and team-oriented, with ability to work effectively within HYM’s organizational structure and across a variety of internal and external stakeholders.
